A Residential District of the Future
Innovative Construction in Prague
Modřany Cukrovar is set to become Prague’s first “blue-green” district, with a core focus on sustainability, innovation, and social community. Developed with public participation specifically for families with children, the neighborhood was designed by the architectural firm Chybik+Kristof. It is characterized by expansive green spaces, car-free living, and communal gathering points, complemented by numerous technical innovations.
Sustainability as a Standard
Named after the former sugar factory, the Modřany Cukrovar district is fully committed to sustainability and is striving for a high BREEAM certification. This commitment begins with the repurposing of an industrial brownfield and extends to the use of recycled building materials, green energy, energy-efficient operations, and sustainable water management. Approximately 20% of the buildings will be constructed using recycled concrete. Over their lifecycle, the newly planted trees will sequester approximately one thousand tons of CO2.
The architectural design includes new residential buildings, restored historic structures, a central plaza, and revitalized areas along the banks of the Vltava River. Roof terraces and semi-private gardens also contribute to a neighborly living culture. The entire district is planned as a pedestrian zone; vehicles access underground garages (equipped with EV charging stations) directly from the main road. All households will be supplied with green energy, such as solar power.
Innovative Water Management
Water was a critical theme for the architects. The innovative water management system prevents rainwater from entering the sewer system through the use of vegetated swales, green roofs, and storage tanks. Greywater recycling and utilization are integrated into all residential buildings. Thanks to state-of-the-art technology, the project saves nearly half of the required drinking water during operation.
In December 2023, we delivered two large-scale greywater systems to our Czech partner company, Koncept Ekotech, which will also handle the commissioning. We are proud to be part of such a future-oriented project.
A Vision for 2045
The Scandinavian developer Skanska has set a goal to reduce its carbon footprint to net-zero by 2045. The sugar factory in Modřany is the first major step toward this objective and serves as a flagship project for the construction company on a European level.
We hope that this project sets a precedent, encouraging more investors to opt for sustainable construction. It serves as an inspiration for future activities across other countries.
