The New CD Projekt RED Headquarters in Warsaw
The new CD Projekt RED building in Warsaw, which officially opened in the summer of 2025, is far more than just an office complex. It serves as the new heart of the company and the primary headquarters for the development of The Witcher 4 (codenamed “Polaris”).
Key Features of the New Campus
1. Architecture and Design
Designed by Medusa Group, the building is located in the Praga-Północ district on a former industrial site (an old automobile factory).
- Flexibility: The interior is designed almost entirely without internal columns or load-bearing walls to allow for maximum adaptability of the workspaces.
- Nature Integration: The facade features the largest green wall in Poland, emphasizing the studio’s connection to nature.
- Industrial Aesthetic: The design preserves the industrial character of the neighborhood through a combination of concrete, steel, and expansive glass fronts.
Water Management: “The Witcher House”
Water management at the new CD Projekt headquarters is a cornerstone of the sustainable campus concept. The building utilizes a sophisticated resource conservation system that goes beyond traditional recycling.
1. Combination of Rainwater and Greywater
CD Projekt primarily utilizes a Rainwater Harvesting system integrated into the building’s structure. The system operates in several stages:
- Collection: Precipitation is collected from the roof surfaces and terraces.
- Purification: Greywater is treated in a dedicated recycling plant with a daily filtration capacity of 5 m³.
- Utilization: The treated water is redirected for toilet flushing throughout the entire building and for the campus irrigation system.
2. Supplying the “Green Wall”
A particular highlight is the irrigation of the massive exterior facade. The building boasts Poland’s largest green wall, featuring over 40,000 plants.
- The irrigation of these vertical gardens is supplied almost entirely by the collected and treated water.
- This not only reduces the reliance on expensive municipal drinking water but also improves the microclimate around the building through evaporation.
3. Synergy with Waste Heat Recovery
The water system is closely linked to the building’s energy efficiency:
- Server Heat: The immense heat generated by the development work on The Witcher 4 in the server rooms is used to pre-heat water for the building (e.g., for showers in the employee fitness areas).
- Natural Cooling: During winter months, cold outdoor air is used to cool the systems, drastically reducing water and energy consumption for air conditioning.
4. Certifications and Standards
Through these measures (alongside photovoltaics and the use of low-emission concrete), the building meets the highest environmental standards. CD Projekt was the first game development studio worldwide to receive the EU EMAS certification (Eco-Management and Audit Scheme). The water management system contributes significantly to minimizing the ecological footprint of the “Witcher Headquarters.”
